Pay off all credit cards and short-term debt.
Establish a high credit rating.
Acquire a big pocketful of credit cards.
Cash advance the cards to purchase a house with CASH.
Cash purchase as opposed to "pending" purchase loan improves price negotiation.
It also opens possibilities of "as is" purchase of "non-loan-qualifying" "fixer-upper" and foreclosure auctions.
We bought one that way with 100% credit - purchased a fixer-upper at foreclosure - fixed it - then obtained a refinance mortgage against the repaired value - paid off the cards - and pocketed the extra cash!

Danny,

The only way to know would be to complete a application. I am a lender in Clinton Twp and would be happy to try and get you pre-approved for home loan. If you are interested, please reach out.

The number of bedrooms you're looking for would be helpful. I have one property listed that has a 2-bedroom home ready right now, and they are projecting an availability for a 3-bedroom home in the middle of May.

.In the Enterprise, Alabama area market the typical time from contract to closing is 30 days. However, because we are by Fort Rucker and service our military, many situations arise that the purchaser needs to move in PRIOR to the closing date. This can be negotiated by your Buyers Agent, what is commonly referred to as "Early Occupancy". With an agreement from the seller and usually a Pre-Approval Letter from your Lender you can move in within a few days of the contract and basically pay a daily rent to the seller for the days you live at your new home prior to the closing date! Typically, this is an addendem to the sales contract or a separate agreement between interested parties and resolved between seller and buyer at closing. ... more

Thank you everyone for your guidance, it makes me feel better about the situation. We spoke to our realtor last night and said the BPO should be done in the next couple of weeks and he said that is a good sign that they are ordering that to be done the banks are more than likely "approving" the hardship if they are ordering the BPO.

We walked through the condo again and made us realize it is definately worth the wait it just felt like home.
