The answer to this question all depends on what type of property you are looking for and the number of acres. If the property is under 20 acres with no home you can figure about 7-15k an acre. For properties that have a home on them it can change drastically. Unfortunately there is no exact answer. If you are going to sell your own home, you will need to invest significant time to do so. First step should be making sure that your house is in great shape, fresh paint and organize your personal stuff to make it look more attractive and sellable as possible. You will need to pay for advertising, marketing, open house and do your own research for the right price. You will have to be around to show the house when is convenient to the prospective buyers without even knowing if those buyers are qualify for the amount that you want to sell your house for. And, finally you need to have an attorney to review the sales contract when you finally have an offer.

The first questions to ask yourself is if the time and energy required to sell your own home is worth the aggravations and money that you think that you can save avoiding the commission that you will pay a real estate agent.
