The only access for days on market that I know is through the MLS (agent side). I would suggest to start receiving properties right to your email directly from MLS. This is the core of where all listings start on the internet and you would be able to get the latest, most up-to-date listing information. I believe that the REALTOR needs to be talking to the lender there are programs out there that will give the buyer the down payment money such as the NOW program and the piggyback on the Genesis. These days the risk are to high for the buyer to give more then the asking price of a house and gamble that it will appraise for that value. My advise is to keep talking until you find a lender that knows ALL of the different financing programs that will best meet the buyers needs. ... more
