I would estimate somewhere between 1200-1800. If anyone tries to charge you more, I would seek another cmopany. I have a number of contractors that I work with as well on my properties if you need advice let me know. Thanks!

Is everything negotiable? Not if you are working with my owners. They know the reason you are even considering a lease/option is because YOU DO NOT HAVE ANY OPTIONS. The need to negotiate just evaporated.

Now, don't take your eye off the ball. The owner KNOWS you will not be able to exercise the option. So, where's the REAL money coming from? Certainly not from the lease.

No, there is no standard. The agreement is provided by the owner. The contract must be read and or reviewed to know what is and is not possible.

Your agent is not being evasive, but simply recognizes you are about to leap from the pan into the fire. Your agent is conditioned to be a real estate sale person and is reluctant to whack you across the forehead with the 'pay attention' board. It is likey, your agent's awareness you are going to ignore any guidance and proceeed with chasing vapors that will leave you poorer. If you agent looked you in the eye and repeated what you just read....."Would you BELIEVE?"

By the way, when you engaged your agent. did you disclose up front that you were seeking a lease option?

K. The Dover/New Philidelphia are is beautiful Amish country. I would suggest you do a number of things. Draw a circle on a map with dover at the center to decide how far you are willing to commute. Your major thoroughfares are I77, St rt 30 and Rt 250. Anything out of the city or town limits are going to be "country" roads--remember we get winter in Ohio. Decide if night-life is important as you will need to go north for that, i.e the the Belden Village area of North canton, and north to Akron and even Cleveland. Safety and price-the Akron Realtor "akronohiohomes", is pretty internet savy, try contacting him and I'll bet he can give you sites that show crime statistics for the areas you might consider as well as prices for homes and condos in those areas. BTW--I have no affiliation with him, I've just seen a lot of his posts and he seems pretty good at finding information. Once you find something you like, research it. There was a lot of mining in the areas south of Canton and a lot of the depression era homes have a lot of--well lets say--interesting deviations from what would be code. ... more
