You should start by looking at all of the problems and deciding what needs to be done to make someone willing to live there. After that you need to find ways to increase the property value. Talk to some professionals to find out what helps with that most in your area, but generally it would be bathroom or kitchen updates. Once you get those projects done, you should look at what is left in your budget and focus it on updating the appeal of the house. If you do things in that order, then you should be able to sell for a rate you can be happy about.
