In Tennessee, items that seller agrees to repair, if put in writing on the " Buyer Inspection Contigency Removal /Notification" and "Repair Counter Proposal" become a part of the sales contract, just like any other terms of the contract.

The contract states that inspections are at the Buyer's expense.

I have an inventory of properties that all have detailed renovation bids made by my company's "in house" contractor. Since we use our contractor exclusively our renovations are done at costs you probably wouldn't be able to secure as someone's brand new client.
