If you are moving from NYC, you probably want Germantown (generally older home, not great highway connectivity to commute to downtown) or Collierville (many options of newer homes). Arlington can work out but is quite far away from places. Think commute time for Memphis in 10-15 mins. Anything over 30 mins is find for NYC but quite a lot for Memphis area :) ... more

Find the needs of the buyer. Do the market research. Point out the differences in the properties they might not realize. Be honest and don't push the buyers on any one property bc of a bonus or commission.
