I have also learned, your location to the beach is important. If you north of the waterway, it will be much cheaper or south of it and ccloser to the beach.....

Hello JD,

The market for existing properties in south Baldwin County has been very slow for over 18 months. This is due to an over-supply of existing homes compared to the scarce number of buyers. So we have maybe 20 properties available for each buyer, or a classic "Buyer's market". This is the situation in many areas of the country right now.

The slow market is a cycle that will correct itself in time. How much time? Maybe 18-24 months, or longer. Sellers who can afford to hold their property would be better off not trying to sell into a buyer's market. If you have no choice but to sell, you will have to price your property very aggressively (below the competing properties in Glen Lakes and the surrounding area) if you want to attract buyers, who expect lower prices.

Best wishes,
Dan
