it could work to get under contract, but as Diane says, you want to be careful regarding the current lease because it usually stays with the property.

It is possible you are an expert at repairs and calculating costs and determining values but have never owned a home. If this describes you, less catastrophic risk exists.

You would be well advised, if you are serious, to pick up the phone and call a local REALTOR.
With Him/her you can review the variety of auction options available and the process in place.

You should choose to be a shill buyer in order to gain access to all the documents that make clear the buyer agrees to hold all parties harmless in the event of an unfavorable outcome. Make certain you fully understand that preceding statement...HARMLESS.

In essence, the only thing you can be assured of is what you personally confirm. It becomes clear the extent of your due diligence must be exhaustive......and financed by YOU.

Still, auction opportunities exist and are worth pursuing. I've helped buyers secure several houses via the auction process. The ones offering greatest value will be 'short sale' betrayals (your agent can identify these) and those with DISCLOSED reserves.

There are multiple venues providing portals of access to consumers. The one you choose will determine the risks to which you will be exposed and the process to which you must adhere.

This will not be your REALTORS first rodeo, and he/she will be able to position you to greatest advantage. If you go rogue, be prepared to hold yourself fully accountable.

Get the document from the auction services and make sure you understand the rules. What you REALLY need to know depends on your objectives, expereince, resources, finances, abilities and exits. If you are a true newbie, all of these will be marginal, meaning, you really should not walk this path alone.
