Short term rental properties in the Central Florida area of Florida never have an off season. So rental properties in these communities make an income all year around. This makes your ROI (Return on Investment) much higher then your topical investment property. You will normally have bookings placed in the property every month of the year.
Let's look at it another way, if you are an investor and you purchased a property and rented it out by the year. What you would normally make by the month, short term rental properties would normally make by the week. So think about it, your return on your investment will be many times greater then your standard residential investment property. The only thing you need to worry about is blocking out your vacation dates before they get book to another guest.

Another important topic is what kind of income you will receive in all the different communities in the area. Every community close to Disney has a little different income ability. This is where I come in. You do not want to be too far from Disney when purchasing a vacation property.

Saad, what's the magic in zip codes 34747 and 34746? As already noted you don't get much for $85 in those areas. If it's purely an investment, then go east a few miles. I found 14 townhouses on the east side of Kissimmee and it St. Cloud for under $85,000 AND with HOA's of between $100 and $175 a month.

Can HOA's run $400 a month or more for a townhouse? Yes, they can. That's why you find a savy realtor to help you find the ones with low HOAs.

In order to get an occupational license (refered to as a tax certificate) you really need to confirm with Osceola County Tax Office. They may require you get a permit from the Zoning Board (located near the court house in Kissimmee) A BOA (Board of assessment) may be necessary. There are several different types of home businesses that are permissable and several that are not. Checking withthe County first would be the first step on any potential home business you are planning on opening. ... more

It would be very difficult to do a blanket CMA for homes and condos in Kissimmee. There are resort communities mixed in with residential, gated, non gated etc.
