I definitely agree with David R. Dent, that your realtor should have upheld their responsibilities for your safety reasons. Simultaneously, a perspective buyer has to do their own ";due diligence", riding through the potential property's neighborhood; particularly at night. I seriously doubt that Florida is a place where anyone wants to be fingered as reporting any drug activity to police; although it is annoying; and before you know it they'll be encroachments in addition to not having "your rights to quiet enjoyment", at home. Make sure that you allowed syndication in your MLS set up. Also make sure your broker allows syndication. If both of these are set to yes, then Trulia and Zillow will get the info.

For a regular home built by high volume builders like Lennar Homes, Dr Horton, Ryland Homes,.. you could expect anywhere between $90/SF to $120/SF depending on the location and the size of the home (usually the bigger the home the cheaper the Price/SF would be).

Custom Homes usually start at around $140/SF & the sky is the limit depending on the upgrades you would want in your home.

Also an unfortunate mistake that some home buyers make when searching for new home is, not knowing that the builder's representative at their model homes works for the builder. They are there to protect the builder's interest (when the time comes for signing your contract, you will see this as a disclaimer as part of your paper work). So it is imperative for home buyers to have their own Realtor to represent them & negotiate the terms for them & look out for their best interest,...

To answer your question, yes this will take some extra time. I do think 3 weeks is a little lone to get back to you. A week is normal. The problem with short sales is it can take 120 and some times longer to process a short sale. Now other things can come in play, like if you had from the beginning an attorney handling the short sale the attorney can sometimes stop or slow down the foreclosure side of the bank foreclosing on you before you have a chance to short sale the home. Other things include how fast you take to return the banks counter offer or questions. One of the most important things you can do is to make sure you answer the banks questions as fast as you can and always ask if they have a foreclosure date. Now that you have an attorney on your side just keep up with the questions the attorney has for you and hopefully the short sale will work out. ... more
