I recommend speaking with someone in the state of FLorida. You may take a hit temporarily on the FHA loan but if its all that is available to you right now, take it. Sounds lke you will have some equity when you purchase. Wait a year or so and even if rates go up to 5.5% you will still be better off refinancing into a conventional as long as you keep an eye on you credit. ... more

If, however, your 'cash' offer introduces new risk, you may find your advantage negated.
Be aware, at the closing table, it all cash.
You should turn to your agent regarding the lower price offer. Be aware, in a low inventory situation, the 'pretty houses get a lot of attention.

Richards Ct, Clearwater 33755 and Richards Ave. Clearwater 33755. There is Richard Ervin Pkwy and Richards Rd in Tarpon Springs 34688, and Richard St , Tarpon Springs 34689. There is a really cute house for sale right on Lake Tarpon, on Richard Ervin Pkwy. It's a 2/1, new A/C in 2001, and new roof in 2008, small, around 815 sq. ft, but a really cute setting with a great view of the lake. Anita, the other answers here are correct--every market is different, and only those familiar with the local market can give you a true picture. What I tend to recommend to my clients, however, is that each person's situation is also different, and buying a home or making a move out of state is not always going to be a market-driven decision. If I were to consult with you I would ask some simple, yet insightful questions to help you determine what is most important to you, and could then help you devise the best plan of action.
