I would be very careful and entirely transparent to both parties that you are doing this and why you are doing it. It would help to know why you are considering this.

It might make sense if you've interviewed two amazing agents and can't decide who you want to work with so you have one list your current home and the other help you with our next purchase. The only other time I would suggest this is if you are hunting on both side of a state line and you really like one agent on each side of the line neither of whom is licensed in both states.

Aside from those two circumstances, I can't come up with a legitimate reason to do this. There are a number of ways this could be a very problematic situation for you.

There are a lot of qualities to look for in a Realtor. Annette gave some good tips. I'd like to add some of my own.

When working with a Realtor it makes you life easier if you feel comfortable with that person. You'll be dealing with the a lot from the start of your home search through to the closing. You want to feel they are competent and knowledgeable with all facits of a real estate transaction. You also want to find a broker who listens to you and what your needs, wants and desires are when purchasing a home.

Finding an agent that's a full time agent is also important. There are many part timers in the business and a full time agent will be networking with other agent and may hear about the perfect home for you before it hits the market.

Experience counts and an experienced agent can make a big difference in finding the right house at the right price. If a house appears to be priced very low for the market they might be aware that a shopping center is soon to go up in the back yard. They can also help you avoid homes that are priced too high because they know the market. This also ties in with being full time.

Many agents have different badges here on Trulia as well as different Realtor designation. I don't give them much weight unless you are looking for commercial property and they have a CCIM designation or if you are an international buyer and they have the CIPS designation. The other Realtor designations mean they have taken some additional classes or have proved some basic qualifications, but in my opinion it doesn't match experience.

Find a Realtor that likes to communicate the way you do. Do you like texting or email and they don't do much of either? Perhaps they're not right for you. If you like to get an answer to a question via phone, make that clear also as some agents do almost everything by text.

Last, but certainly not least, if you know anyone who has bought a home in the area you're looking, ask them if they liked their agent and would they recommend them. This can be the best way to find a great Realtor.

This is not meant to be all inclusive of how to choose a Realtor, but I think if you get these qualitied in who you find you'll be on your way to a successful home purchase.

Good luck.
