Reason #3. the listing agent advised the seller that placing their home's information on advertising websites like TRULIA and ZILLOW forfeits the rights of the home owner to control their homes information. Predators of any kind will be able to see the interior of your home. These advertising websites reserve the right to use the home data in any manner that suits their purpose. If #3 is the reason, this listing agent has DEMONSTRATED UNCOMMON concern for the safety of not only the seller but the buyer as well.

Ron, if you are the SELLER, you should thank your REALTOR profusely. The long enduring perils and hazards that result of losing control of your homes data, creating risk, may have long enduring liability for the seller, their agent, the brokerage involved on both sides.

To get this answer you can call the Home Owners Association directly - they will tell you the cost of the HOA on a monthly basis, if there are any special assesments or lawsuits etc. If you do not know the number for the association you can call the town hall in Hudson Florida to ask for that information. Nature's Hideaway is a great neighborhood. Most of the homes are wood-frame leaving them open to termite issues quite possibly, but that hasn't deterred many. I recently sold a home in here on Moon Shadow Road. My clients looked and looked in all of the nearby neighborhoods, but were sold on Nature's Hideaway. They were determined to be in this quaint neighborhood. The home values have stayed quite high in this recession. Most of the homes are selling at a rate of over $90 per square foot. The prices in Champions Club have have become relatively stable, probably because someone that spends 650k -1.5m are less likely to be troubled by the recession than your average Joe. Home prices may dip slightly from where they are now, but as in the stock market, you cannot always buy at the precise lowest point or sell at the precise highest point with any regularity. With the new Community hospital opening in the next 6 months or so, we may see Doctors and other related professions setting their sites on C.C. Give me a call, text me or email me. I have a private listing in there that is a resale priced @ 1.4m and very likely the finest home in there or there are 17 other homes for sale in C.C. As a side note, there are many other beautiful homes for sale immediately surrounding C.C.

If you are the seller, your Realtor can probably lower the price every two weeks or so until offers come in. This way they have a track record of pricing to build their case to the bank that this homes offer should be accepted. The bank then may or may not approve the short sale at that price, but they will have a better idea where to market the home price-wise.
