North Port is one of the "hottest markets" in the country for real estate opportunities. Since auctions can result in the owner embracing a whole set of problems we recommend entering this arena with great caution and only after you understand the pros and cons of this type of transaction.

In our opinion a much safer route for today's buyers in this market is exploring the "foreclosure" market. These transactions are fairly simple and offer a home without tenants and a clear title at closing.

The conclusion to both is the same. When you have third party approval and your offer is accepted you are celebrating your new home. In most cases a foreclosure gives you more control and easier acceptance if you have no competition in the bidding. The short sale is a bit more time consuming and frustrating especially when your offer is passed over for an other.

My mother used to say shopping is like waiting for a bus, if you missed one there surely will come an other.
