5192 Cambay is in North Port off of Sumter. Nice neighborhood, close to shopping, golf, restaurants. there are no HOA fees at this address. The property on Avanti is also in North Port and has optional HOA fee of $200 listed on MLS sheet. We are from NH and recently purchased a residence in North Port, FL. We worked through Mark Tyree at Century 21, Cochran Blvd., Port Charlotte. He did so much to help us. In one case he did a walk through, while videotaping and sent us the video on UTube. We recently closed on a foreclosed property in North Port. Our $ 60K investment was easily Doubled by doing the renovations ourselves. We stayed away from short Sales and remained patient. A great realtor can make miracles Happen. Keep looking... In our opinion a much safer route for today's buyers in this market is exploring the "foreclosure" market. These transactions are fairly simple and offer a home without tenants and a clear title at closing.

The conclusion to both is the same. When you have third party approval and your offer is accepted you are celebrating your new home. In most cases a foreclosure gives you more control and easier acceptance if you have no competition in the bidding. The short sale is a bit more time consuming and frustrating especially when your offer is passed over for an other.

My mother used to say shopping is like waiting for a bus, if you missed one there surely will come an other.

Heron Creek is a very nice community to live in. It has maintained is status since it was built. Venice is about 20 minutes drive and Sarasota is 30-45 minutes drive.

There were quite a few condos for sale in Sabal Trace and the number is down. However, that does not mean that the situation is improving. Looking at the property records I see that several have a lis pendens filed and may eventually go into foreclosure. Many of the condos that were sold were priced below market value. We live in North Port and would recommend that you speak with a local insurance agent in town. Any of them can give you your best options for insurance. There are many single family homes that are available that would be similar in price to some of the mobile homes in the various parks.
