The majority of North Port is in a X or X500 flood zone meaning that you would not be required to have flood insurance if you had a home loan especially if you are talking bout the gated communities. The CDD is a loan that the developer took out when creating the community and it is paid back by the home owners and is added to the owners property tax bill. Not all of the gated communities have pet restrictions and will allow them but they do have very specific rules that you must follow and not fences. As far as the taxes go there is no such thing as an average tax bill, way to many variables. ... more

Did you get a title search done when you bought the house. A title search is a procedure performed when a parcel of property is being transferred to new ownership, through either a sale or inheritance. The purpose of this report is to investigate the history of the property through relevant records for any variances or irregularities associated with the property.

There are some great opportunities in North Port. I just previewed several homes 3 bedroom 2 bath with nice fenced yards. The prices of homes I looked at were $75,000 to $125,000 (depending on if you wanted a pool or not). I have included the North Port Summery if you're interested.

The North Port Summery: (Taken right from Trulia) Average price per square foot for North Port FL was $104, an increase of 76.3% compared to the same period last year. The median sales price for homes in North Port FL for Jul 11 to Sep 11 was $95,003 based on 506 home sales. Compared to the same period one year ago, the median home sales price increased 11.8%, or $10,003, and the number of home sales increased 13.5%. There are currently 1,776 resale and new homes in North Port on Trulia, including 608 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in North Port FL was $134,583 for the week ending Oct 12, which represents an increase of 0.9%, or $1,182, compared to the prior week.
