I'm not a realtor however we retired in Florida and although a pool is a nice bonus we have found that being retired, it was not a plus. The upkeep, maintenance and additional costs like electric, water. .. We decided against it. It depends on where you live and who the area caters to. Unless you have money to burn, it adds little. .. The pool homes here where we looked were cheaper. ... more

Sounds like a standard, "general" disclosure that applies to virtually every home out there. And I think you might be referring to "Chinese Drywall". The seller's property disclosure is similar to a "Mold Disclosure" and the "Square Footage Disclosure" and many many other types of disclosures. These are really just "CYA" (cover your A&%) documents. If a seller knows of any issues, then they "should" disclose them. (But's hard to prove that a seller purposely covered something up). And yes, most home owners really do not know. That is why every buyer should do a home inspection. A general home inspection can cost anywhere from $250-$500. It depends on what type of home you are looking for. In the past 6 months there have been 170 properties sold in Nokomis. Is there a specific area of Nokomis you were intersted in or a specific type of home.

Sold Prices
Condos $89,900 to $215,000
Mobile/Manufacutered Homes $20,000 to $86,000
Single Family Homes $2,500 to $5,770,000
Villas $72,500 to $312,000

I would be happy to send you some listings to review if you could send me your search criteria. Feel free to search for properties on my web site at If I can answer any questions, let me know.

Presently there are 3 units in Sorrento Park listed for sale in the MLS ranging from $92,900 to $124,900. According to one homeowner, the law suit regarding roof issues has been settled and there is a special assessment to each of the homeowners. Any levied assessments would be the responsibility of the current owner. For more info contact Litghthouse Management who by several accouts has done a very professional job in handeling this. ... more
