Sounds like a standard, "general" disclosure that applies to virtually every home out there. And I think you might be referring to "Chinese Drywall". The seller's property disclosure is similar to a "Mold Disclosure" and the "Square Footage Disclosure" and many many other types of disclosures. These are really just "CYA" (cover your A&%) documents. If a seller knows of any issues, then they "should" disclose them. (But honestly....it's hard to prove that a seller purposely covered something up). And yes, most home owners really do not know. That is why every buyer should do a home inspection. A general home inspection can cost anywhere from $250-$500. Your inspector should be able to identify a house with a potential drywall issue.

It depends on what type of home you are looking for. In the past 6 months there have been 170 properties sold in Nokomis. Is there a specific area of Nokomis you were intersted in or a specific type of home.

Single Family Homes $2,500 to $5,770,000
Villas $72,500 to $312,000

According to one homeowner, the law suit regarding roof issues has been settled and there is a special assessment to each of the homeowners.
