What type of contract was used? In Florida there should have been a condominium addendum added to the contract. In that addendum you should have had the option to mark you wanted a copy of all of the condo docs AND latest budget (which should include reserves info). Did you get the docs? Did you read them? Ask questions? You would have had 3 days in which to review the condo docs and cancel the contract if you didn't like what you read.

Did you use an attorney as your closing agent? If so, did YOU pay for the title work or the seller? If seller, the attorney represented the seller. If you paid, then the attorney represented you. However, it would have been up to you to ask the attorney questions about the condo docs, it is not his/her duty to read them for you.

All this being said, your real estate agent, unless they were not providing any representation, should have given you a heads up to review the condo docs and budget within the required time period.

Buyers of condos, always read the condo docs, budget, Question & Answer sheet and ask questions if you don't understand what you are reading.

The rental inventory in your price range is very tight right now, and having 2 cats will make it more difficult. It seems a lot of landlords are ok with tenants having a small dog but say no to cats.

If you would like to search the local MLS rental listings, the website is:

There are a lot of rental sites out there that may have Bradenton listings, you will have to do a search and then check each one.

Another spot to check is the Bradenton Herald newspaper's website for on line ads.

Hopefully one of these options will turn up a rental for you. If you have other, general questions about the area I am a long time resident of Sarasota - Bradenton and would be happy to provide info about my home town.

I've always encouraged buyers and sellers to each have an attorney, or firm to look out for each parties best interest. It's especially true when working on a land contract/contract for deed, or investment property. My first time home buying experience was a disaster, and I quickly learned that had I gotten an attorney, I would not have lost a small fortune on the deal. Even if you never plan to purchase another home, make sure you have a real estate attorney, and keep yourself well informed thru the process..you'll thank yourself later. ... more

All good answers. I will add the website for Manatee County Public Schools for you to assisst in your research. There is a great tool on the home page at the top left called SCHOOL LOCATOR. You just type in the address of any home you are interested in and it will pull up the assigned schools for that address. There is also "school choice" in Manatee County, but there are some quirks about that so it is best to discuss with school district office staff about that. I hope your transition will go smoothly and that you will be very happy here!

Vizcaya is located on 34th St which I lovingly call condo Row. There are some great associations up and down that road that I have taken buyers to and sold over the years. On one end of 34th is IMG Academy which is a international scoccer and tennis training facility. On the other end is El Conquistador Country Club which in recent years sold their golf course to IMG and it is now a PGA course. In the middle of all of this is a State College. Used to be a community college with an huge nursing school amoung other things. I have seen people walking, jogging and biking in that area for years. I have placed clients in that area who love it. It is 15 minutes to the causeway and Gulf beaches and less than 10 minutes from the Bradenton/Sarasota Airport. Vizcaya is a gated community with over the top community appeal -looks more like high end Sarasota. And like everywhere else right now there are some great bargins available.

Thank you for your question about the Sarasota/Bradenton area. There are currently 5 homes listed for sale in Highland Lakes being offered in the $169,000 to $250,000 price range. These are in the 1,500 to 1,900 sq. ft. size and were all constructed in 1990-1991. One of them is described as a Rutenberg construction which is one of the area's premier builders.

There is a $580 HOA fee paid quarterly that covers lawn, cable, and the community clubhouse.
