Hello Atmiller1121,

I read your question and the reply below but I was curious how things turned out for you? I'm in the same position, withheld adjudication felony assault arrest. I had no intentions of this happening but former roommate caused/provoked the situation and I don't understand why I was arrested. Nevertheless, it happened I completed all conditions and I'm on good standing since 2013.

I've been looking for a place to rent but this record is haunting me and now I feel that there isn't anywhere I'm able to get approved. I'm looking into having this record removed but not sure it can be done from what I understand it it stays with you until the end of time according to information I discovered in Florida.....

I Need Help and Advice, Thanks!

As much as you think it is worth! Compare with others that are similar in the same park. Most 30 year old homes have had renovations but if the carpet is stained from animals and the window cranks dont work, then you need to either have these items fixed before you buy or you can reduce your price by what it will take you to fix. And if you dont like it, then look elsewhere. ... more

That property is not currently listed for sale. It was foreclosed upon by Bank of New York Mellon but there's indication that there are other investors involved as well. So it may take them some time to sort out who's going to get what when they actually market the property for sale.

By the way, the list price when it does go on the market will probably be higher than the foreclosed price.

In addition to the standard closing costs, there is also a funding fee that needs to be paid upfront. All these costs can be rolled into the loan amount upto a certain amount, provided the appraised value of the property justifies it.

Great question!

In addition to your personal preferences, there is a question of maintenance - what needs to be done to the dock now and/or there after. Are replacements/repairs/additions needed? Will the current dock accommodate your boat? Does it meet all safety requirements? This information could help you during negotiation process.

Another important part is to see which type of dock - near your home or at the central location - works better for you financially. If you have to be responsible for the upkeep of your home dock and it would cost you much more that way, then a central location might be better. The central location could also be more sociable - meeting a lot of other boaters, easing into your community living...

If there are community documents that spell out the boating rules and regulations, read them carefully before buying. In terms of value, the home dock is a little more valuable.

Hope this helps,

As a former home owner on 20th St East in 34208 I can tell you this is NOT the place to buy a home for a family, person, rental, or anything you want of personal value.
I had to put a security system with webcams and a 6' privacy fence and still had attempted break ins right over the back of the fence on video. There are crack houses in abandoned forclosed homes that after months of incidents are finally shut down only to have another one open nearby. The neighborhood drama is ongoing and by the time the Manatee Sheriffs Department getst there, and they do try but one could be in serious trouble, or worse. The street lighting is horrible, there are no sidewalks except around the Samoset Elementary School.
There is only home depreciation in the area due to the element that prevails...

The Moorings is conveniently located to Main St. in Lakewood Ranch with movie theaters, fine dining, informal dining, boutiques, loads of shopping all within walking distance. 2 Publix Super Markets are within a couple of miles as well as drug stores.

To answer the question as to the demographics, the folks that live here are mostly retired or
professional working people.

Hello Rickey,

I recently originated a loan for a first-time-home-buyer purchasing a home from a "for-sale-by-owner". Both parties had their own attorneys and due to issues regarding the inspection report, appraisal and title search, all together 6 addendum were part of the sales contract.

The sellers attorney can write the sales contract, but keep in mind, he is only working for his client (seller) best interest.....not yours!!! Therefore, it is absolutely necessary to hire your own attorney for this huge transaction.

Everything is negotiable.....you can ask the seller to pay some or all of your closing costs.

Should you be in need of a pre-approval for a mortgage loan, please feel free to contact me.

Good luck!

Hi April,

I'm afraid that we've been experiencing picture display problems for the past few days. Our engineers are hard at work repairing this but haven't been able to provide us with a time frame as to when the problems will be fixed.

I'll do my best to update you when I find out more. Thank you for your patience in the meantime.

Best Wishes,
