Of the two, I would say River Strand, being newer, has better tennis options. However, because it is a country club community you do have more annual costs than in Stoneybrook. So there are trade offs.

Yes, FNMA just changed their underwriting so you can get a conventional loan. I'd call Michal Bander at Guaranteed Rate, 954-684-9227. He had my client approved for FHA and changed them to conventional a few days before closing when the new FNMA guidelines came out. ... more

They will need to come back in for a home inspection, and a final walk through. I have had buyers want to come in for measurements before as well, normally the seller will allow them in to do so, however I have had some sellers who would not allow it due to a disagreeing after home inspection. *Such as buyer requesting too many fixes/upgrades. I feel the need to comment on a few of the recent posts about Heritage Harbour.

Lennar (US Home) built ALL of the homes in the Harbour. It is a Lennar Community! There are only 2 other builders in River Strand that have models. Nothing has been completed by them yet. The drywall issue is limited to homes built between late 2004 and early 2007 and as Bill agrees, it is being addressed. Most of the drywall issues occurred in only one of the neighborhoods in the community.
Heritage Harbour was not any more overbuilt than other parts of our area (and southern Florida and other parts of the country).
Our current market statistics are quite remarkable! In the last 90 days 31 homes have gone under contract and another 16 have closed...and these were not fire sales. Most are selling at or above multi-county pricing.
We have several clients we can't find homes for. (but we'd love to try to find one for you)
Lack of children...not on my street!
Stuffy...Gated and deed restricted as we all knew when we bought.

You are wise to be considering "resale" at the time of considering your purchase. Many buyers overlook this very important feature and later regret it.
