As everyone says, it's all about what you want to do... if investment is your intention, then the 2 bedroom will give you more flexibility.... renters love the water, of course, both they are vacationers, and they don't really care.. they go to the beach.. they are out every day.
If investing, consider a small home.. you may have to do some updating, but homes are rented out easily in season, and don't have the rules and regs that condos do.
Check out my listing at 1180 Sunbird... 2 BR with pool, inland...

"A Community Development District (CDD) is a local, special purpose government authorized by Chapter 190 of the Florida Statutes as amended and is an alternative method for managing and financing infrastructure required to support community development.

CDD's provide a mechanism for the financing and management of new communities, which is consistent with the local governments' development procedures and regulations. They represent a major advancement in Florida's effort to manage its growth effectively and efficiently.

The community development district may impose and levy taxes or assessments, or both taxes and assessments, on the property.

These taxes and assessments pay the construction, operation and maintenance costs of certain public facilities and services of the district and are set annually by the governing board of the district.
These taxes and assessments are in addition to county and other local governmental taxes and assessments and all other taxes and assessment provided for by law.

The selling price is not disclosed until the home closes and becomes part of the public record. It is unlawful for realtors to disclose Pending Sale prices. There are times when neighbors may gossip about what their neighbors said they got for their property, but remember sellers often don't want to admit they took less than they thought they might get so I would not rely on anything but what is stated in the MLS or public record after it officially closes. ... more

It is almost like the bait and switch, trying to use gimmicks to get offers. You put in the offer wait for 60 to ninety days to find out if it accepted or denied. the realtor gets the bank to set a price at your expense. good luck

The Island is going through a retraction. The property although it may have been sold for 1.5 I doubt if it was worth it. With out the buying frenzy properties are more realistic. It was a fair price for the sq footage. Unfortunately I do not agree with my colleage. The home appears to be nice and rigth now the market is very soft on Marco. The property has been on the market for a long time. If the property were priced right instead of playing games to create a bidding war. It would attrack a lot of attention. This is a short sale and the price it is offer at is unrealistic. The bank is going to take a huge loss on the property, but not give it away. I handle a lot of short sales and the bank look to accept an offer that is close to todays appraised value. Please give me a call and I can give you the 5 minutes ins and outs on short sales and bank owned properties (where you will get your best deals). The listing you found for $10,000 is a new game that is being played , prospective buyers will put offers in on the property thereby creating a Bid atomosphere.
