"Friendly" is a matter of conjecture, Collin. When a HOA establishes overly aggressive fines and actions, such as towing of vehicles, for minor infractions where a guest / visitor may not be aware of the overnight parking rules and the gate house is both uninformed and unwilling to provide simple guidance to avoid a violation, resulting in a tow, I would not suggest this is a "friendly" community in that situation. Yes, the neighbors are pleasant, and the pool seems very relaxed, and there does not seem to be many issues. There are real people who vote for these HOA rules and policies for enforcement, and the welcome wagon does not seem to extend far enough to shift the balance from fair and reasonable to harsh and unreasonable.... more
This is unfortunately the going rate now that the eviction process takes so long and is so pricey. Landlord's have to protect themselves against loss- and the realtor is normally getting the first months rent as commission. The other alternative is to look on craigslist, but be careful people can be shady on craigslist, there are even people trying to rent houses that don't legally belong to them. So at least do a property appraiser search for the homeowners name before you sign a lease and give them money, and do yourself a favor and don't give them cash!
