I always suggest that my clients get at least 2 quotes fro banks and or mortgage brokers. If you get a good quote from a bank I know mortgage lenders that will beat any bank.

Rather than limiting your help to whomever sees your question, I would recommend your going online and looking at various real estate agencies in the area, looking at various agent bios,contacting them and moving forward in this manner. It is possible that there are multiple listing services in Nashua, that alerts agents to whatever becomes available. It just depends on your builder, the range is so broad it is hard to define. Just be careful a good friend of mine just built out on St. Pete Beach. He tried to save money and manage the project himself and lost 20k in a deposit for windows. He had a GC come in and finish managing the build and contractors. When I represent a Buyer, I do not attend so as not to be a distraction unless I have an out of area buyer who cannot attend. I think it really depends on the home. So many of my listings are distressed and being sold as is with no repairs being made by the seller that typically I do not attend those inspections. ... more

If you have ALL CASH then you can buy at the Pinellas County Foreclosure and Tax Deed auctions.

If you do not have ALL CASH then you must line up with all of the other "RETAIL" buyers and pay market or nowadays "above" market to buy a property.

Also find a Realtor to assist you and she/he can help you see bank owned bargains the first day listed and/or short sales on the first day listed. On a Short Sale, unless the price has been previously approved, it may not be possible to buy it even tens of thousands "above" the asking price. Also it may not ever close if the Seller does a Deed for Lease or gets a favorable loan modification. Sometimes Sellers will drag out the process for over a year so they can live "rent free" or collect "free rents" from a tenant.
