You have to be VERY careful before entering into a rent-to-buy scheme.

If you have good credit (640 middle FICO) and just need downpayment assistance, the State of Florida Bond program is giving away $15,000 to first time homebuyers! A single person can even earn up to $82,600 and still get this money. There is plenty of money available so don't let an unscrupulous lender tell you otherwise. You'll have to take an online buyer's class and you can close in 30 days. Not a lot of hoops to jump through like some of the County programs with lower income maximums.

So let me know if you have a good credit rating and just simply need the $15k money to buy a home.

Otherwise if you find a rent to own deal then tell them you will pay a Title Company to review the title before making any decision to move forward. Also do a permit search to be sure it isn't a sinkhole home!

We live and work in the Countrway/Charleston Corners/Westchase area and would be happy to help you if you're not yet working with a Realtor.

Great advice so far by the other Realtors that have posted. We have a shortage of homes in 33635 so there may not be much room to negotiate--unless the market has proven the price is too high because it hasn't gotten an acceptable offer in 30 days.

There is a pretty good deal just listed in Charleston Corners and it will need some work but if you get a HomeStyle or FHA renovation mortgage you may end up with instant equity and a model perfect home.

Also we have up to $10k from the State of Florida available for first time homebuyers but with the State money you cannot buy a house that would require functional renovations (i.e. roof, A/C, etc) but it may help you to bring no money to closing so you will have the extra money to update the flooring, kitchen or baths.
