You have to be VERY careful before entering into a rent-to-buy scheme.

If you have good credit (640 middle FICO) and just need downpayment assistance, the State of Florida Bond program is giving away $15,000 to first time homebuyers! A single person can even earn up to $82,600 and still get this money. There is plenty of money available so don't let an unscrupulous lender tell you otherwise. You'll have to take an online buyer's class and you can close in 30 days. Not a lot of hoops to jump through like some of the County programs with lower income maximums.

So let me know if you have a good credit rating and just simply need the $15k money to buy a home.

Otherwise if you find a rent to own deal then tell them you will pay a Title Company to review the title before making any decision to move forward. Also do a permit search to be sure it isn't a sinkhole home!

Rent to own can be risky and one could stand to lose a bit of money, it favors the owner; therefore inform yourself well in advance of your search, and consider consulting with an attorney who specializes in real estate before considering the idea and or before signing any agreement. Great advice so far by the other Realtors that have posted. We have a shortage of homes in 33635 so there may not be much room to negotiate--unless the market has proven the price is too high because it hasn't gotten an acceptable offer in 30 days.

There is a pretty good deal just listed in Charleston Corners and it will need some work but if you get a HomeStyle or FHA renovation mortgage you may end up with instant equity and a model perfect home.

Also we have up to $10k from the State of Florida available for first time homebuyers but with the State money you cannot buy a house that would require functional renovations (i.e. roof, A/C, etc) but it may help you to bring no money to closing so you will have the extra money to update the flooring, kitchen or baths.

some lenders will allow a short sale if you can show that aren't able to make the payments. lenders are in the business of cutting losses early to get back to doing what they do best, loaning money.

I am also having the same problem. It seems like they are trying to make some improvements to the favorites feature, for example there is now a pull-down menu for sorting listed favorites. The excel spreadsheet is also a new feature (a great one, too, I think).

Unfortunately, the new favorites feature doesn't seem to be working too well. The good news is that all of my favorites seem to be in my excel spreadsheet, including additions that I have made today. If I choose 50 favorites per page, I can see 50 favorites, but I cannot go to page 2. Also, none of the sorting features seem to work.

If there is anyone from technical support paying attention to this, could you PLEASE look at the design of this feature. Once it works, it's going to be very helpful, but I don't think the new design of this feature is ready for prime time.

You might also want to consider sending an e-mail to all your users letting them know that improvements are being planned but that you are having trouble with your web design. If this feature only works with certain browsers let us know. I use Firefox and I can tell you it isn't working. Has it been tested with all browsers?
