Dear Owoto,

The local real estate market is starting to pick up some steam after a rather slow summer and fall. There are opportunities out there but you need to clearly identify your goals, have a broker on your team who can fully educate you as buying decisions need to be made quickly on the best opportunities and offers need to be written in a way to attract the sellers' attention. Here is a link to our latest market update and we do update our readers weekly so stay tuned.

Paradise Sharks is happy to set you up with a winning game plan so please feel free to contact us at your convenience to further discuss your goals. When we list builder/remodeler homes that are empty we have creative listing packages that start as low as 3.5% of which 2.5% is offered as a co-broke through the MLS. With our 1% we provide professional high resolution photos and a detailed property description written by a published author. Not only will we save you money on closing costs but we will help you get the highest return on your investment. We can offer this same service with any of your properties throughout Palm Beach or Martin County. We only utilize Supra lock boxes and provide detailed weekly updates on activity on the property and throughout the neighborhood.

Call today and find out why we are design

Only if the Seller is willing to sign a contract with "you" can you have an opportunity to try to buy the property at a bargain price "before it is foreclosed upon". Nowadays the Sellers are able to get principal reductions and some will also opt to stay in the house and do a Deed for Lease and rent at below market rates. Some Sellers may try a Short Sale and it could take 2 years before the Short Sale will eventually sell.

After foreclosure then the property is normally listed by a Realtor for all to bid on.

All the best,
Alma Kee
