Hi Gismeu,

Whenever any of my buyers purchase a bank owned or auction property I always encourage them to hire a title attorney that will review what the bank gives them in a title policy.
Its worth the extra money to have someone review title on your behalf.

Good Luck

I would be inclined to think no. Chinese drywall would be something they would have to let potential buyers know about. That is something that would probably be less then appealing to buyer. If they ever did, they probably had it replaced years ago by a professional.

Ma- While the others pointed out that your lease with
stipulations is required to over-come tenant resistance,
it usually is not a good idea to show the unit with the
old tenant still present!
Look to present a fresh, well kept unit. Clean and
in good repair! Make a quick" turn-around "after the
tenant leaves
The language you show does allow you to " Inspect "&
check for needed repairs - you may want to do this
to anticipate what you are facing to re-rent! ,and
determine prices on tenant damages- to prepare
for legal deductions from any security deposit. Best
of Success. If you feel I can help further, contact me
directly! Glad to help!

If you're looking for an villa in Delray Beach, Casa Del Rey may be the place you'll want to live. However, at the moment, there is nothing available in the community.

Units have been selling in the $149-$189,000 range, depending upon amenities and condition of the villa. In this tight market, you may see prices begin to move even higher as new units come onto the market

In order to be aware of new villas or condos in Delray Beach as they come onto the market, you may want to send you name, number and especially e-mail information to your Delray Beach real estate agent.

That way, you'll receive constant updates from your agent as new properties come on the market.

Not all the buildings have Chinese Dry Wall. But, some others have had trouble with HOA fees compliance by owners. Need to check if Banks are financing purchases in any given building.

I have sold there, and know the background since the beginning. The location for the young is ideal.

Hi Faith

It is def. a good time to buy right now if you are financially able to do so. Home Prices are very low right now. Rents are very high in comparison and there is a shortage of rental properties in a lot of areas.

If you would like to get more details or a list of rental and homes for sale so you can see the differences in value, please feel free to contact me.

Thank you

Todd Kevitch answered:
It is not difficult to get started with rentals. If you are already working with a broker, someone in your office should be able to give you some insight. Easiest way to get started is to find rentals for prospective clients. Advertise yourself as a rental agent to friends, family, etc. and you'll soon start getting referrals. Develop a web marketing plan as well to get your name out.
