Not really enough info to give you good answer. How much rent are you collecting now? What area of Wellington? What condition is the property? If itâ€™s off season and no longer than 2-4 months of month to month. I'd say $100-$200 more. To much and the tenants may move real fast. I'd do some research on current rents to see if you are currently priced competitive or not. Research if minor improvements will allow you to collect more. I have always been a fan of competitive pricing, to high and tenants leave after the first year, leaving your with one to two more months of a vacant unit.
