FHA is very easy going with credit depth. The credit score itself is the biggest thing. If you have a 640 or better score you should be ok. You will need 3 tradelines of credit however if you don't you can use things that do not show on credit such as proof of paying a cell phone bill, insurance and etc. ... more

You will not find one site that will give you all the info you need even if you are looking at one county. This is precisely why you need a buyer's agent. Why not find one in both Ft. Myers and West Palm? As far as "the best realtor for foreclosures", any agent who knows what he/she is doing will have access to the best foreclosure resources in his/her area. Fannie Mae will sell reposessed homes in As-Is conditions, frequently this homes already had appliances installed that stay with the property. So a Fannie Mae property may have all, some or no appliances. Afew times a year thay will run a promotion offering you a home warranty for whichever apliances are in place.

Another contributing factor to your question may be FHA financing (not same as Fannie Mae seller) which requires a home has in place as a minimum Heating and Range to provide a loan. So if you are purchasing with an FHA loan there will be a range/stove and furnice(Heat-Pump in Florida) required as part of the deal.
