Generally, the seller would have to have included your name as an exclusion to the listing agreement when it was entered into by the owner and broker. Otherwise, a commission would have to be paid if you purchased the property during the listing period. ... more

If you mean closing and moving in by November 30 2012 then you should start the process by no lator than Aug. 1, 2012.
The searching and finding the property you need takes about six to eight weeks. The loan process takes about eight to ten weeks. These estimated are based on the assumption that every thing in terms of your credit, Job, and the cash that is required for down payment and closing is avaliable and all the required paper work is readely available.

FHA is very easy going with credit depth. The credit score itself is the biggest thing. If you have a 640 or better score you should be ok. You will need 3 tradelines of credit however if you don't you can use things that do not show on credit such as proof of paying a cell phone bill, insurance and etc. ... more

Hi Scerbone,
You will not find one site that will give you all the info you need even if you are looking at one county. This is precisely why you need a buyer's agent. Why not find one in both Ft. Myers and West Palm? As far as "the best realtor for foreclosures", any agent who knows what he/she is doing will have access to the best foreclosure resources in his/her area. Make a few calls, talk to a few agents, listen to your gut feeling and you will find quite a few knowlegeable people on both coasts. Good luck. ... more

Hi Paul

Like elsewhere else, we have some areas better than others but many many opportunities right now throughout Palm Beach County. Just depends on what your long term goal is, what amenities you may be looking for and if you plan on leasing it out etc.. Follow up with a realtor who can direct you after having some more information to go by. If I can help, please give me a call

Antonio Vega-Pacheco answered:
Fannie Mae will sell reposessed homes in As-Is conditions, frequently this homes already had appliances installed that stay with the property. So a Fannie Mae property may have all, some or no appliances. Afew times a year thay will run a promotion offering you a home warranty for whichever apliances are in place.

Another contributing factor to your question may be FHA financing (not same as Fannie Mae seller) which requires a home has in place as a minimum Heating and Range to provide a loan. So if you are purchasing with an FHA loan there will be a range/stove and furnice(Heat-Pump in Florida) required as part of the deal.

Jose, What if all work done does not meet code? Guess what you get to, at your expense, to tear it down, or maybe you build the place to later discover things done wrong, then you spend tons of cash to undo what was done wrong.

Jose, this is something PRO's do - say - would you go out on to a NFL field and begin playing - what would happen - yep you get runover like a small possum- Jose, don't become Road Kill.
