The $3,138 reflects the 2007 tax assessment on this condo. Usually, here in South Florida, the previous owner's taxes are completely irrelevant to the new buyer because of our Homestead Exemptions and SOH (Save Our Homes) cap on tax increases. Taxes are assessed on the new sales price and are usually in the region of 1.8% of the purchase price. HOWEVER, in this case, this condo is a foreclosure and is being sold at significantly less than market value. Therefore, it is very likely that the condo will be assessed based on the market value, and not the sales price of $63,900 or thereabouts.

The monthly Home Owner Association Fees on this unit are $230/month and this includes lawn, landscaping, insurance for the outer building and cable TV.

The unit is a 2 bed/2 bath and is 1,000 sq. ft. on the first floor in Winding Lake at Welleby in Sunrise.
