A fairly priced house may sell quickly in today's market. That said, the luxury market may take a bit longer as the higher value residences attract a smaller, more discerning market. Currently three of my twenty two listings are located in Harbor Beach, and last year I closed sales on four other Harbor Beach properties.
It is my experience that the "hot" market time runs from October through April, but honestly, I have had consistent business year round. Fort Lauderdale is a desirable location for northerners who are relocating and international buyers seeking second homes.
