Unfortunately, this happens a lot, especially with a bank owned property. They received multiple offer sometimes and never get back to the ones they don't accept. Or weeks later when your customer already found another house they ask for your highest and best. Often times I have my broker call their broker just to get an answer. I will advertise any property listings on 20 plus different sites including Trulia, MLS, Zillow, Youtube...The list can go for no charge to the customer. I am confident that if the property is priced fairly it will sell. As a marketing expert in Real Estate I have a cutting edge advantage over many agents and want my sellers to be pleased with the results.

Get an agent who is computer savvy and willing to do a shorter-term listing agreement to build your trust!

I now require a confirmation, will call/text/email till I get in touch with the agent/broker, will keep on following up - not fun, but...it seems to yield better results.

I would not rely on listing agents' proper conduct any longer.
Personally, I feel you should not waste your time on "fixing" this agent.
We can only "fix" ourselves...
