May I ask why you want to rent it by owner? Do you have a plan in place to make sure the prospective tenants have good credit as well as do background and financial checks? Are you always available to show the property? Do you have lease paperwork you plan to use? These are just a few of the things a Realtor will take care of for you if you hire one. I would love the opportunity to speak with you further on what services I can offer to make your life easier.

I look forward to speaking with you!

Kindly,
Kate Stout

No, it is illegal for any entity (originator, broker, lender) to be paid by the borrower and any other entity at the same time. Each loan must be EITHER borrower paid, OR lender paid. But the details you provide in your question do not contain the answer to whether you are paying, as a borrower paid loan, or the lender is paying, as in lender paid loan. Your origination charge is not merely "a flat $1350" , it is a NET $1350. Either a lender paid or a borrower paid loan can have a specific net cost. But the bottom line is that origination charges on a loan cannot be paid by both the borrower and the lender at the same time. There is no "extra" commission. ... more

Hi Kelly, Are you still looking for a rental? I recently inspected a great townhouse in Victoria Park with an owner who is willing to do a lease with an option to buy. Please let me know if you would like further details.

Hey Edward,
Very unlikely to find something for $800 anywhere these day. I recommend either increasing the price or look into getting a room mate to split the rent with.

Would be more than happy to assist you if it was available.

Edward,

Kate Stout's advice is spot on! Google Maps should be able to provide the mapping information you are looking inquired about.

Best of luck!
