Credit Unions will lend their member's money and will make a decision on the risk, not the very specific guidelines that most lenders require. You see most lenders will immediately sell off the mortgage and if the mortgage doesn't fit the exact criteria to sell to Fannie Mae, Freddie Mac, FHA etc then you will be denied.

USDA mortgage may have different criteria so if you're willing to live out in Timbuktu (Pasco County) they may have more lenient guidelines.

Contact a credit union if you've already been denied by Wells Fargo. Try GTE Financial first.

You can rent a house or apartment as long as you can prove employment income, decent credit and possibly rental history as well. Expect to come up with an amount equal to Three (3) Months Rent to move-in -
First, Last and Security (AT MOST).

As the homeowner and borrower, you can call your lender directly and ask to be provided with a status. I have handled many short sales, some taking longer than others, but recently I have seen quicker responses on my submissions. The biggest key is the ensure that the bank receives a complete package per their requirements, hardship letter, your financials, contract, listing agreement, etc. In cases where I have not been the listing agent representing the seller, I request a third party authorization signed by the seller, allowing me to call the bank directly to obtain status updates. If for example the package that was sent was incomplete, you will not get very far. I have had cases where my file has been sent to the modification department instead of the short sale department. Communicating with the bank on a regular basis is the key.

I have a lot of experience in the Miami area and lots of clients interested in buying in your zip code (33189)
If the bank already denied the loan modification the best thing is to sell your property on short sale, it will problably take between 3 to 9 months for the bank to complete and approve the short sale.
