If you are looking at homes on the website of your Miami real estate agent, the condo or homeowner association fees are usually posted on each listing.

keep in mind that in the state of florida, leases for less than 7-months are subject to transient taxes of up to 12%. So try to keep your lease to 7-months in order to avoid taxes.

There are 'fixer-upper' homes in North Dade in that price range. Once purchased you repair and fix up as necessary and you can either rent or sell. I would be glad to send you listings of the homes I have access to.

It is well worth the time and money to have a real estate attorney provide you with the legal advise on how best to include your wife on title, as well as speaking with an accountant to know how this may affect you on financing basis. All too often homeowners do these changes to their title, and when it comes time to sell the home, it can create all sorts of problems with the title as well. There is a lot to consider, and I would encourage you to seek the proper advise from those that are specialized in this area.

If the property is rented out already, but the agent didn't change it in the system yet - not calling is most often the case - not that it excuses the not calling...

What to do? - Pick a good rental agent working your area and the aggrivation of being ignored will go away.
