Hi Dlforde,

Yes 10% down is required by FHA if your credit score is under 580.
No, 10% will not be your interest rate but your rate will be higher than average because of your credit score.

I am so sorry to hear about this...I'm assuming that the house was sold at sheriff's sale, the sale was confirmed, and the sheriff evicted you or the tenants. I find it hard to believe you would have had no notice. This is a long process and you should have received a whole lot of paperwork over several months. If all of this has taken place, then you likely have no rights to your property. I would suggest contacting the sheriff or the new owner to see if they will allow you to go get your stuff. You should talk to more than one lender, BUT, do not allow all of them to run your credit (this will cause your score to go down:(, just give them a copy of your credit report (you may get one, once per year, free of charge, from the three credit scoring agencies).
Personally, I always preferred to work with a mortgage company vs. banks: try calling your bank loan officer after hours/weekend....in addition, any bank will have their own, limited, "menu" of mortgages to offer; however, a loan officer will shop within the state and out of state, among 80 different lenders and up, for the best terms to fit YOUR needs...

will sell at above asking price. Bedside, the banks will list at market value price ( based on a professional appraisal) anyway.
Best advice I can give you: make your HIGHEST & BEST offer with the largest escrow funds you can from the get go; this way, if you lose out to a higher offer you will need kick yourself, because had you know, you were willing to pay the higher price.......
