You may want to find a private owner that is renting their own property. You can find these listings by driving areas of interest (look for 'For Rent' signs), Craigslist, etc.

If you have a good credit history and good references you will likely be able to work something out with the landlord.

The title company will let you know if their are any outstanding issues with hoa via the estoppel letter.
Once you clear that up you should be good to go.

If you find the hoa are getting out of control, talk to your Realtor about how to
remedy this situation.

This is a perfect example of why to hire a Realtor. Hope thats your case.

We have represented countless clients in negating contracts with builders and building their dream homes.

Building Cost/SF can vary drastically depending on what type of a property you are planning on building: factors such as size, 1 story vs. 2 story, finishes such as flooring, kitchen cabinets, extra features such as porch, balcony, pool,.... are just to name a few.

For a home with nice features (not over the top) you can expect around $150/SF. If you are looking at more upgrades and custom features you can budget around $200/SF. If you happen to like a floor plan that one of the production large builders build within their own communities then it could be as low as $100/SF but naturally there will be not much customization involved.

Feel free to email if you would like to receive a list of question that you need to know the answers to prior to finding a builder that fits your needs.

In 2008, there were 72 Bank Owned sales in the Lee Vista area, which was 6 a month. In 2009 that jumped to 224, about 19 a month. In 2010 bank sales climbed to 253, around 21 a month. There have been 131 sales so far this year, 16 a month and there are 17 pendings and only 8 active. So compared to when this question was asked, there is still more bank activity, but it's clearly down from the last 2 years. Current inventory is only a 2 week supply. ... more

Janice, who calls herself a real estate pro, is clueless. People are walking away from homes in foreclosure all over Orlando. It has to do with the inflated prices of homes that they could not afford when the economy went south, home prices tumbled and they lost jobs or had to relocate. Some are just not willing to continue to pay huge mortgages on a home that is now worth half its original price. It has little to nothing to do with the bombing range issue. Some of what Janice stated as fact is a complete falsehood. There were NO live bombs found in peoples' yards. The Orlando Sentinel as well as local TV and radio media, continually reported bombs going off. A complete fabrication - what went off was the ordinance used to destroy old fragments - no live bombs were ever reported found. After spending millions of dollars searching homes and yards in the area, finding nothing, the Army Corps has moved on, issuing certificates to the homeowner so they can prove their home and yard has been searched and is safe. Due to the lack of evidence, the numerous lawsuits, drummed up by the litigation lawyers have been dropped. How do I know? I am a long time resident of Orlando, live in an area, not deemed in the bombing range, but close by with several friends who do live in the area. I have seen the certificates sent to homeowners and on file with the city, citing their property as safe, I have read the certified mail they received from the lawyers, who dropped the case when it became obvious they had no case.
Vista Lakes is a beautiful area with nice homes at a reasonable price. It is adjacent to many of the major highways and very close to the airport. It looks obvious that Janice, a supposed real estate pro from California, has an agenda.

Clearly, the short sale process has not been explained to you , or you'd know that it can be a long and arduous process. If you are in a rush to close on a home, then a short sale might not be for you.

And.......I have No idea how Orlando Real Estate Chick can tell a consumer what the timeframe might be on their short sale , when they are NOT a party to the transaction or have any specific information, other than perhaps the address.
