Apply for a credit card and buy gas and grocery's on it and pay it off every month. This with give you a balance on the card and should boost your score into the 700's. Worked for many of my clients.

First steps:

1. Meet with a Local Mortgage Banker to get prequalified for mortgage financing. The Mortgage Banker will review all facets of your loan request to answer your questions with regards to the types of loans and maximum loan amounts you could qualify for.

2. Line up a Home Inspector. A good home inspector will scare the heck out of you: that's what you pay him for! But you'll concentrate on the fundamentals of the property: roof free of leaks, plumbing, heating and electrical up to code and in good working order. Again, when you make an offer and you have your Home Inspector ready to go, your offer will be considered with much more interest by a Seller because you truly have your "ducks in a row" and your preparation demonstrates your serious attitude about conducting the purchase transaction in a timely manner.

3. Find an experienced Local Realtor who works in your desired shopping area. A serious pro Realtor will refuse to show you homes until you are Prequalified for mortgage financing. Don't take offense! That Realtor doesn't want you to be disappointed and wants you to have a smooth experience as you shop for your new home.

A couple questions you should as before you start --- are you going to buy with cash or financing? What is your skill level when it comes to fixing things? If you are interested in buying a fixer upper, you will most likely need all cash purchase the home and even more cash to do the repairs so it is best to put a complete budget together before you sign on for a fixer uppoer. If you are interested in looking at homes that need updates but are currently sound and are considering some financing, it is best to get prequalified before you spend much time looking at homes so you have a solid understanding of what you can get financed/afford. I think I saw another post you made about looking at USDA homes. They are a great option if you need 100% financing but otherwise you could consider any home if you wanted a fixer upper. It's important that whichever financial planner you select that they have earned the CFP designation. Certified Financial Planner. There are many "financial planners" that do not have sufficient knowledge to work for your best interest. Also go for a "fee only" financial planner so they will not be influenced by earning commissions on each transaction!
