What I have to tell you is a bit more information, There are a few things to be concerned about with condo purchases. Although the are selling for very low and seem like a great deal please do some homework.
These units are showing $243 a month in condo fees. There are at least 58 units for sale and they are nearly all short sale or foreclosure. This hinders the ability to get a bank loan. if you pay cash no issues, except the monthly fees. Be wary of the terms of the association and how much these fees can increase and under what circumstances. With that many units in short sale, the fees could go up on you to cover the losses of the community.
I am not sure if you are looking for an investment or a place to live, but as an investment a 1/1 unit may not get the rental $$ you might be expecting. Also, the fact that there are 58 units for sale should be a consideration. There are many other condo units available in the Orlando area, in fact you might say we are overloaded but they can be a good investment if you do your research. Consult a good Realtor, Mortgage Broker, property manager, attorney, and tax advisor for best results.
