This is really a question for a real estate attorney. The first meeting is usually free. If you paid for a separate termite inspection, that's probably who to pursue.

I did that once. Was working on getting a listing for close to two weeks and was given it the day before a scheduled vacation. The owners called me and I rushed over. The problem I had was that it was a miserable day weather wise and I couldn't get any decent exterior pictures. I found the Realtor who had had the original listing several years before when my sellers had purchased and received his permission via an email to temporarily use his exterior pictures until I came back into town. You should be very careful not to misrepresent the property. Problems could result pertaining to rules and regulations that should be adhered to. Check with your Broker and Local Board for rules and regulations. If all else fails, investigate the possibility of professional staging if permitted. Good Luck! ... more

Did you request a short sale for a property owned here in Central Florida? If so, give me a call. I specialize in selling distressed homes. In order to complete a short sale the lender will require you to hire an agent and advertise the home for sale in the local MLS. I'd love to answer any questions you may have about the short sale process. You can email me directly or give me a call. 321-961-1091 or If your home is in Georgia, I can recommend some great agents. I am a licensed broker (currently inactive since I live in Florida now) in Georgia and still now many great agents.

Good luck, hope to hear from you
