Too far from Winter Park and also Orlando itself. A redneck feel to much of Oviedo, and the high school is a mess (Hagerty.) Four faculty arrested for sexual incidents in less than two years.

Jean was the listing agent on this transaction. Regine was represented by a buyer agent on our team. The competing offer was presented by a non-KW REALTOR (at a competing brokerage). Regine's offer was second one in, received a day after the non-KW represented buyer's offer.

Both offers were presented to the seller at the same time, on equal grounds, with all pertinent information given to the seller, and without prejudice. The seller made the decision which offer to accept based on several factors, only one of which was the respective buyers' personal situations. One buyer was moving to Oviedo from out-of-state for a job that was starting next month. Regine, as she stated, does live in Oviedo. The seller felt the out-of-state buyer would be more committed to completing the transaction. Other terms between the respective offers varied as well, as they often do. The seller wanted to sell her home quickly, so accepted the contract with terms and conditions the seller found to be most favorable.

Our brokerage and our team would have benefitted more financially had Regine's offer been accepted, since she was represented by a REALTOR at our brokerage and on our own team. Jean's first loyalty is to best represent the client who hired her to sell their home, present all offers fairly and on equal ground, and with all relevant facts so sellers can make the best decision for themselves and their family. It's the buyer agent on our team's job to best represent our buyers.

I'm sorry, Regine, that your offer was not accepted and you felt you were not best represented by your buyer agent from our team. But please know the decision of which offer to accept was solely the seller's and your offer was presented with the competing offer without prejudice.

With all due respect to Regine, we felt that our seasoned buyer agent team also did a good job. Regine was afforded the opportunity to "preview" the home about a week earlier by a buyer agent on our team and two days before the home hit the MLS. That buyer agent was on vacation the following week when the first offer came in. However, another buyer agent on our team let Regine know there was an offer on the property and that she would need to submit one ASAP for a chance to purchase the home. Regine's offer was well written with reasonable terms and submitted in a timely manner. It probably would have been accepted or negotiated to terms acceptable to both parties had there not been two offers for the seller to choose from.

According to JD Power at http://www.jdpower.com/homes the builder in Clifton Park, Ryland, rates near the top in Quality Ratings and Customer Satisfaction Ratings. You can compare all of the builders ratings on the JD Power web site and see for yourself how the builders stack up. And then you can decide if this is a rating that has meaning to you but it is one of the more respected sources available so that addresses your questions about builder reputation and quality.

As far as access to highways, the ramp to 417 is right outside the neighborhood so you can get almost anywhere north or south quickly and easily and also access the east and west roads off SR 417. From airports to restaurants to shopping, I think the amenities in this area are quite good although the toll roads are needed to get the access since Aloma and the surface roads can be congested.

The Seminole County Public Schools web site shows Rainbow Elementary, Tuskawilla Middle School and Lake Howell High as the public schools currently serving this community. All three schools are "A" rated this year and cumulative ratings over the past five years is 13 "A's" and 2 "B's" so that is exceptionally good. Of course you can Mapquest or Google map the schools to see the precise distances from the community.
