Not all great rental properties have this luxury but they usually do have close easy access to the beach. Providing a golf cart for your guests will help offset this inconvenience. Also supplying quality beach chairs and umbrellas in an unused closet will keep gusts happy and coming back. Building return business is your number one goal.

A good rental property pays for itself. A great rental property puts money in your pocket at the end of the year. All HOA fees and associated costs play a factor so be aware and do your math.

Pricing your rental property properly according to season is crucial. Too high and you wont get enough leads.

General house pricing in Panama City is likely to stay in the same range for quite some time. The area economy in general has not come back. Without that there is no motivating factor to push pricing higher. Vacation properties on the other hand are a much different story. How big of a house are you going to build? The average cost per sqft to build in Seacrest Beach at the moment is $145 per sqft. It will be cheaper to build than buy an existing home unless you get a deal on a short sale. Not many of those left. If your lot was by the pool or adjacent to 30a then you stand to make good money when you sell it. If your lot is closer to the back of Seacrest Beach you will still make a little money buy building.
