ANSWER
The only way that I know of is to use cash as leverage. If you have the ability to pay 6mo. in advance, I really don't know anyone who would turn you down, unless you have felony on your record. So if you have that ability, and you are initially turned down, re- approach them and say, what if I pay 6mo in advance, then go month to month from there.

If you don't have the cash to use as leverage, I think your best bet is to look for a house being rented out by an individual, preferably one that isn't rented via a property management company. They tend to be a bit more lenient.

FHA loans can be assumed under a couple of different situations. The buyer can summit qualifying information and have the original mortgagee removed from liability, if the new buyer qualifies. In the past, FHA loans have been assumed without qualifying but the original mortgagee is still liable for the loan if the new buyer does not make the payments. The original note and mortgage should have specifics on whether the loan can be assumed and under what conditions. Most assumable loans are at a higher interest rate than what is offered now, therefore, most buyers are not interested in assuming these higher interest rate loans. In addition, you may need a 2nd mortgage in order to purchase the property and pay the seller their equity and sales expenses. The community was built out in 2005-2006 by Dr Horton and features three different floor plans layouts. Residents in Villa Beauclerc enjoy a location convenient to The Avenues Shopping Mall as well as Interstate 95. A brand new 9-Hole golf course is being built just outside the community as well which is expected to be completed in 2008. Amenities within the community include a swimming pool with facilities, play area, and gated entry. Condominiums are relatively inexpensive ranging in the low to mid 100's.
