I am not a loan officer, but from my experience there are many things on the credit report that may determine if or when you may purchase a home. Things like how accuracte is the report and other things like that. I am sure we all could recommend a lender to you. I would suggest you interview a few loan officers. There are free / or very low cost counseling sources that can help you, too. Taking a home buyers class is a requirement in some cases, and in my opinion a good idea for anyone making a first time home purchase.

There is a difference between some who is a buyer broker and someone who is an Exclusive Buyer Broker. This is explained in the #1 Mistake That Buyers Make on my homepage. An Exclusvie Buyer Broker does not list properties for sale. So, there is no conflict of interest between the buyer and the seller. Some buyer brokers also list properties and they may have to change to a transaction broker who does not represent the buyer or the seller.

There is typically no extra/hidden or additional cost for you to obtain Exclusive buyer broker services in your real estate transaction. In the State of Florida only a buyer broker who represents the buyer can negotiate for the lowest price and best terms for the buyer. When you work with an Exclusive buyer broker, the brokerage firm does not list any homes, there is never a conflict of interest in your transaction. The State of Florida assumes that all buyers know all agents are transactions brokers who do not represent anyone one in the transaction and that the agents have very limited if any liability in the transaction. Unless, an agent or broker tells you they will represent you exclusively the agent is not required to disclose to you that they are a transaction agent or broker.

Your program plan is in place, and you are starting right at the front end.

Make sure your realtor partner is not competing against you in your search for properties. Make sure they are investors also and have a track record in similar purchases. Make sure they know the ins and outs of investment financing. Anyone can pick properties out of the MLS, but who knows about septic replacement programs and area?

Scare you yet?

My specialization is in the 08and 09 areas. I only look for cash cows. These are rentals that we rehab and rent, not flip. I have a crew that completes the rehab.

I do handle other investors in other areas and price ranges, but they furnish the local knowledge on each property. So as a team, we have a combined intelligence to accomplish the task.

I have had experience helping buy a nice sized acreage for a future home and it has definitely things to look out for so as to protect your interest. I think it's worth looking into, and I'd be glad to show you a few properties if you think the area might be a match for you.

Well!! it is hard to say. there are so many predictions out there, it is a cycle we are going thru. We could have a turn around but I think it will be couple of years before we get better again. Jacksonville is still a very good market, either it is buyers market or sellers market. Too many homes in short sale right now. It is not a flippers market for sure.
