In Florida you'll want to check the permits for the pool, to make sure everything was property permitted with the county, if it was not installed by the original builder of the home. You'll also need to verify by survey that the home was not built within any utility or HOA easements.
Pools now have to comply with certain safety rules about fencing, pool alarms, etc.

Hello if you are serious about buying in this seller’s market you'll need to find a good Realtor that can answer ALL your questions promptly. Go to the top of Trulia and click on Find An Agent, then input the city you are interested in. The top Realtors will appear, click on their profile AND read their recommendation letters. If a Realtor has been in business for a minimum 10 years and has lots of recommendations then I’d call and interview the top 3 that have that level of experience and success.... more
Ormond Beach is a great area to buy a second home. Depending on the size and age home you are looking for 150K will allow you to find a nice home in the area. Keep in mind however typically as you get closer to the beach you are going to pay more for a house. Depending on your lifestyle you may find that looking at homes on the mainland just over the bridge offers much more home for your money, yet you are still under a 5 minute drive to the beach. Beach side homes are great but you are going to pay more for less home, and some of the areas are not maintained as well as you may be looking for. There are very few areas near the beach or on the mainland that are close to the beach that have HOAs so that should not been an issue at all in selecting a home. If you are not all ready working with a Realtor I would be happy to assist you in finding the perfect home. I have lived in the Ormond Beach area since 1984 and am a real estate investor as well so I can offer you valuable insight for the Ormond Beach real estate market. It was a real ad. It just doesn't say the "price" is the monthly rent amount for an annual lease. However, the offer was withdrawn as the house sold in October for $251,500. If you want a house of this quality to purchase, please let me know what areas of town you would like.

Yes, there are lots of options for first time homebuyers right now in our area. Some are based on the location of the property and each city has their own programs. It is important that you understand what you qualify for because each program has it's own income restrictions. If you would like more information about what is available and your eligibility to receive funds please give me a call. We can discuss what options you have and get you talking to the right people. Once you get started then we can begin looking for a home, and you've picked a great time to start looking!! I am at 386-451-5642.
