In Florida you'll want to check the permits for the pool, to make sure everything was property permitted with the county, if it was not installed by the original builder of the home. You'll also need to verify by survey that the home was not built within any utility or HOA easements.

Pools now have to comply with certain safety rules about fencing, pool alarms, etc.

Your real estate agent should be able to answer specific questions for you OR know where to get those answers from a professional on that particular topic.

Ormond Beach is a great area to buy a second home. Depending on the size and age home you are looking for 150K will allow you to find a nice home in the area. Keep in mind however typically as you get closer to the beach you are going to pay more for a house. Depending on your lifestyle you may find that looking at homes on the mainland just over the bridge offers much more home for your money, yet you are still under a 5 minute drive to the beach. Beach side homes are great but you are going to pay more for less home, and some of the areas are not maintained as well as you may be looking for. There are very few areas near the beach or on the mainland that are close to the beach that have HOAs so that should not been an issue at all in selecting a home. If you are not all ready working with a Realtor I would be happy to assist you in finding the perfect home. It was a real ad. It just doesn't say the "price" is the monthly rent amount for an annual lease. However, the offer was withdrawn as the house sold in October for $251,500. If you want a house of this quality to purchase, please let me know what areas of town you would like.
