The Villages actually spreads into Lady Lake so there are some homes that are "Villages" but they are actually under the town of Lady Lake. Also, Lady Lake does have homes that are not part of The Villages too.

Prices are all over the place right now, mainly because we have two markets here. One market is the developers where they REFUSE to work within the MLS and therefore have a market based upon telling people what they want to hear. The other market is the MLS and therefore prices are based more on comparables and facts and figures. Single Family homes in The Villages can range anywhere from $165,000 to $710,000 so it really depends on where and what. Sorry I can't be more specific ... more

It can be done in a few days. It just takes time for the title search to come back and paperwork to be signed. Usually say about a week to be safe but if the buyer or seller are from out of the area you'll have to add time to get the papers mailed around and signed. ... more

Clearly someone doesn't understand the delayed financing exception. You cannot used delayed financing when there is a current lien on the property and you don't need it for this anyway. If you have enough equity, there is nothing special about refinancing and no special program is needed. Make sure there were no pre-payment penalties written into the seller financing agreement. ... more

Yes there will always be closing costs associated with the purchase of real estate, regardless of the type of loan you use. Lenders are required by law to supply home buyers with what is known as a Good Faith Estimate of these costs after you formally apply for a mortgage. You can ask for an estimate of your closing costs before you've actually bought a home, by giving the loan officer a price, and a zip code where you'll be buying so they can figure out the property taxes. Remember however this will be a much rougher estimate than the Good Faith Estimate as they won't really know the actual price, the property taxes, the day of closing etc. Nonetheless it will give you a good idea of what you're likely to be looking at. You could also ask your buyer broker, who should be able to give you a rough estimate as well.

I would seek the cousel of local real estate attorney.There are different rules for tenants who have a written lease then tenants who are on a verbal or month to month lease.
If the bank has taken the home back you should be receiving a visit from someone representing the bank soon if you have not already. I always recommend to people in your situation that if you have received a formal foreclosure notice to contact the foreclosing attorney listed on the paperwork.
At least then they will know that you are living there.

Zillow has an excellent closing costs calculator that can help. Personally I would budget around 2% of the purchase price as a buyer.
