You've got to factor in the time it will take for you to locate a property that will work for you, the time to negotiate an offer (this can take a few minutes or a few days), and the type of loan that will work best for you. The loan process will not begin until you have a binding contract with the Seller. Some loans (USDA Gaurantee) can take up to 45 days or longer, but most will take 30 on average.
I recommend that you start contacting local banks now. It is more important now than ever to shop around. They are not all equal in what they can offer.
