There are loans that will go down to a 580. Being in Winder, you have the option of a FHA or possibly a USDA (which is a better deal if you find a house in an eligible area).

The lower your credit score, the more stable a lender will want the other parts of your qualification to be. Also, there are some events (bankruptcy, foreclosure, short sale) that require a certain amount of time to have passed since the event.

As a recent buyer of a home in barrow country there is defiantly and over abundance of property just like bob said around 130,000 and under but i think i made a great investment considering barrow has very low property taxes but if your trying to sell, there is going to be a lot of competition also one thing Ive noticed is there is not enough houses for rent for a decent price in barrow so it would be prime rental property purchases, there is a lot of homes for cheap in good shape. And Jackson co property may be a little more expensive because there is less for sale but the taxes are going to be more than barrow. ... more

K. Gregory homes in Winder, GA are renting faster than they are selling at this point. It depends on the price that you're putting it up for on the market. I dont know why the agent stated that Winder is a hard place to rent or purchase, because that isn't so. I wish you the best of luck with your home. I handle rental property in Barrow County. However, if you don't really want the home as a rental, I always give the option of offering it as a lease-purchase. New homes come on the market daily - foreclosures, short sales, and resales. If we can't find just what you are looking for for $100,000 or less right in Winder we can consider looking in other parts of Barrow County.

I live in Athens/Oconee County area right beside Winder. DOM are running high. Most builders are sitting on inventory in Winder as well as other places are running 24-34 months. Lease/purchase contracts are fine. I have found most people leasing to purchase are doing so because their credit is so wrecked they cannot afford to buy and normally it is still a glorified lease. Offering a lease/purchase is a great way to find renters who will pay huge sums to rent. If you want to actually sell the property though it is a bad idea. ... more
