Hi Linda,
Many people have, so you probably can to. Without knowing what type of issues you have I can't give you specific advice, but in general; pay your bills on time. Keep your credit balances low, pay down any open lines you can. DO NOT close any accounts, that will lower your score. Dispute in writing any errors on your reports to each agency that reports them, TransUnion, Equifax & Experian. Use credit, but don't abuse it. If necessary, get a secured card with your bank or credit union, use it to buy groceries & gas and pay it off monthly.
There are some local lenders who assist with this process and can give you specific advice based on your credit reports. Since you'll need a lender eventually, see if you can find one who can help you. It will go much faster and you'll have a more certain outcome. It will take time regardless, so start immediately.

The actual middle score needed is a 640. I am in the process of purchasing a home by one of their preferred lender and I was informed by Georgia dream and the preferred lender that I would need a middle score of 640 to qualify for the program. Since my middle score is 625 I had to come up with my own down payment which I did. ... more

Most lenders want a credit score of at least 640 for an FHA although just yesterday one said they could do a 620. Give me a call and we will do lunch and discuss further.

There are loans on land. As Mark Lackey pointed out perfectly, it al depends on your threshhold of pain on the down payment. D.T.I. is key. The days of 100% financing are slim. Call a couple of local banks and see what they want for a downpayment. The lower the downpayment the higher the rate. Happy hunting.... ... more
